What Mold Remediation Costs in Philadelphia

Mold pricing confuses people because two things are being priced: removing the growth, and fixing the water that caused it. A quote that only covers the first is cheap and temporary. A quote that covers both is the real cost of solving the problem.

What drives the price up
Five factors explain most of the range.
- Size of the affected area: a patch on one wall versus an entire basement or attic
- Where it is: open surfaces are simpler than growth inside wall cavities, under flooring, in ductwork or in a tight crawlspace
- How much has to be removed: drywall, insulation, carpet and ceiling tile that are colonized come out and get rebuilt; framing and masonry can usually be cleaned and treated
- The moisture source: a bathroom fan fix is small; a foundation drainage problem or a roof repair is not, and the mold returns without it
- Containment and disposal: larger areas need negative air, more barrier work and more bagged disposal

A small patch of surface mold on tile, grout or a painted hard surface with no moisture problem behind it can be cleaned. Call a professional if it covers more than a small area, is on drywall, wood or insulation, keeps coming back, is in the HVAC, or if anyone in the home has breathing symptoms. Disturbing a large area without containment spreads spores through the house.

What drives the price up?
Size, access and how much material has to be removed and rebuilt, plus whatever it takes to fix the water source. A hidden cavity job costs more than a visible surface job of the same size.
What does insurance usually pay?
Mold is commonly covered only when it results from a covered sudden loss, such as a burst pipe, and many policies cap mold coverage at a set amount. Mold from humidity, gradual leaks or ventilation problems is usually excluded. We document the source so your adjuster has the full picture.
Is the estimate free?

How much does basement mold remediation cost?
It depends on how much of the basement is affected, whether it is finished, and what the moisture source is. A damp corner of an open cellar is a small job. A finished basement with growth behind drywall and a drainage problem is a large one.
How much does attic mold remediation cost?
Attics are priced on access, the amount of sheathing and framing to treat, and whether insulation has to come out. Fixing the ventilation or the roof leak that caused it is a separate line.
Why did one company quote so much less?
Check whether the quote includes containment, removal of colonized materials, fixing the moisture source and rebuild. A quote for spraying and wiping is cheaper because it does less, and the mold returns.
