Restoration has two halves. Mitigation stops the damage: extraction, drying, demo, cleaning. Reconstruction puts the building back. A lot of companies only do the first half and hand you a list of what needs a contractor. Onyx does both, so the crew that removed your kitchen floor is the crew that lays the new one.
Because the walls are already open, a rebuild is also the cheapest time to change things: move a wall, upgrade the bathroom, choose flooring that will survive the next leak, add the exhaust fan that would have prevented the mold. We scope the insurance rebuild and any upgrades separately so you can see both numbers.
What the rebuild includes
Scope depends on what came out during mitigation. Typical work:
- Drywall hanging, taping, finishing and paint
- Insulation replacement in walls, ceilings and attics
- Subfloor repair and new flooring: hardwood, tile, LVP, carpet
- Baseboard, trim, doors and casing

Remodeling after water damage
A water loss in a kitchen or bath usually means the floor and the bottom of the cabinets are gone. Rebuilding exactly what was there is one option. Rebuilding with a layout you actually want, waterproof flooring and a shutoff you can reach is the other. We price both.
In basements, we can rebuild with materials that tolerate moisture: tile or LVP instead of carpet, moisture-resistant drywall raised off the slab, and a plan for drainage. The goal is that the next storm is a mop-up, not a claim.
Kitchen and bath remodel after a fire
Kitchen fires take out cabinets, countertops, the range hood and often the ceiling and adjacent walls. The rebuild is effectively a kitchen remodel. We work from the insurance scope for like-kind replacement and give you a separate line for any upgrade you choose.
Matching the rest of the house
Partial rebuilds have to blend. Matching hardwood in a 1920s rowhome, tying new plaster-look drywall into old plaster, and getting paint to match a wall that was not repainted are details that separate a rebuild you notice from one you do not.

Can the same company do mitigation and rebuild?
Yes, and it is the reason to hire a restoration contractor instead of separate dryers and remodelers. Onyx does both. One scope, one crew, one person accountable for the whole job.
Will insurance pay for the rebuild?
When the loss is covered, the rebuild to like-kind condition is normally part of the claim. Upgrades beyond what was there are yours. We write the scope so the covered rebuild and any optional upgrades are separate and clear for your adjuster. Coverage decisions are your insurer's.
How long does the rebuild take after drying?
It depends on scope and material lead times. Drywall, trim and paint in a single room can be fast; a full kitchen with custom cabinets waits on the cabinets. We give you a schedule when the scope is set and keep you updated.
Can I upgrade instead of replacing what I had?
Yes. Since the walls are already open, it is the least expensive time to do it. We price the like-kind rebuild and the upgrade separately so you know exactly what the difference costs.
Do you do remodeling without a water or fire loss?
